Photo restoration of vintage family picture

"Found this really old family photograph in the attic. It is rather patchy and discoloured, and has attained a sepia tone over time. Please repair / restore / retouch this photograph and see what you can do about the window on the left side. I want a regular black & white photo, not the sepia look."
